What a fireplace inspection finds in Lakeland homes

Most damage here starts with water and wildlife, not fire. Fireplaces sit idle most of the year. Swifts and squirrels nest in open flues. Afternoon storms drive rain sideways into the roof-to-chase joint. Lightning and thermal shock crack crowns. The burn season is short, so creosote rarely drives the visit. Rust and nesting material usually do.

Two systems dominate. Pre-1960 Lakeland and Bartow houses have open masonry fireplaces with clay tile liners. Some flues were never lined. Others have tiles shifted or spalling. The 1980s through 2000s subdivisions use factory-built metal fireboxes with Class A double- or triple-wall pipe inside a framed, sided chase. The sheet-metal chase cover is the weak point. Flat covers hold standing water and rust through from the top down.

Inside, I check the damper. Many are rusted open or seized shut. I look for efflorescence and spalling on exterior brick, plus missing or stormblown caps. Flashing that has pulled loose gets noted too. Gas log sets get their own look. Retrofits on wood-burning grates and blocked vents are common findings.

Smoke spilling into the room in a newer, tight house is usually a combustion air problem, not a dirty flue.
