How a chimney inspection actually runs

We start at the firebox, not the roof. The damper plate gets worked by hand first. Rusted open or seized shut is a common finding here. Then a light and mirror up through the smoke chamber. A camera goes down the flue when the view is blocked or the history is unknown. The roof or chase top is the last stop, weather permitting.

On 1980s-2000s subdivision homes, the chase cover decides most of it. Flat sheet metal, no slope, standing rainwater. We look for pooling, rust perforation, and rust streaks down the siding. Caps go missing in summer storms. Flashing at the roof-to-chase joint fails after wind-driven rain, long before the firebox shows anything.

Pre-1960 Lakeland and Bartow homes are a different animal. Open masonry fireplaces, clay tile liners, and plenty of original unlined or deteriorating flues. We check crowns for thermal and lightning cracking, then exterior brick for efflorescence and spalling. Swift and squirrel nests packed into flues are a routine finding, not an oddity.

Gas log sets get their own pass. Vented sets sitting on wood-burning grates, blocked vents, dampers clamped wrong. Smoke spillage in a tight newer home usually traces back to no outside combustion air.
